Valuation
It is a fundamental mistake that we have all made, choosing the agent with the highest valuation and lowest fee! This can be a fatal error, ask yourself is this due to a current lack of property they have available? Where is their comparable evidence to back up their valuation? What level of service will they see fair to reflect their low fee? Will your property be given the attention it deserves? And will they even be around to see everything through and help progress your portfolio?
These are all very important factors to consider when choosing your agent, if there is no comparable evidence, where have they picked that price from!? And how can they afford to market your property effectively if the rate is so low? Will they be motivated to let your property?

Tenant Referencing
Finding suitable tenants is one part of the job, the next and undoubtedly more important is reference checking each individual applicant to show why they are suitable as tenants. Some agencies do references in house, sure its more cost effective for them, however this can sometimes take longer to obtain the references, the agent maybe distracted by the other properties they still need to let, loosing you valuable time. Keeping You Informed
This is key to any relationship, it is our aim from the get go to provide you with all the information you should have, from the valuation we will set out the process in full, so you understand fully what is being done on your behalf, we will set a timescale and a market relevant valuation. This way there should be no surprises, once your property is marketed we will; call you before and after each viewing with feedback, call you at least once a week with a full marketing update and all feedback, to many times we are told by landlords they never heard from their agent after the valuation, this is not acceptable in our opinion. It is simple logic, we need to make sure we are on the same wave length from the start and you are aware what we have been doing to let your property.
